Short-term Staged Advance – Asymmetric Return
We are seeking bridge capital for lender-required due diligence related to a $40.5 million land acquisition financing transaction for a beachfront residential development in the Dominican Republic.
The current financing structure consists of:
• $22.5 million Senior Loan (lender process underway – CCL stage)
• $18 million Preferred Equity
• $5 million Seller Equity contribution
• $1.5 million Sponsor Equity contribution at closing
Current anticipated funding requirements are:
• $7,500 initial CCL deposit
• $5,000–$15,000 MAI appraisal
• $7,500 final LOC stage
• Approximately $4,500 site inspection (if required)
Total anticipated bridge capital requirement: up to approximately $50,000.
Capital is deployed in stages as lender milestones are reached and paid directly to the applicable third-party providers.
Bridge capital participants are expected to receive:
• 2x invested capital at closing upon successful completion of the financing transaction
• Additional participation in the sponsor promote structure, subject to final agreement
For example, a $50,000 bridge capital participation would be be expected to receive $100,000 at closing plus an additional $200,000 promote participation.
